Snagging and warranty
The 28-day snagging window, 12-month warranty, and the network backstop.
- How the escrow and network protect customersCustomer funds sit in the Beams Account and are only released milestone by milestone. If a builder doesn't complete a milestone, the funds remain available for a replacement builder from the network. Workmanship warranties survive removal from the network.
- Snag dispute — the written processIf you and the customer disagree on a snag, there's a lightweight written process run by email. Submit your view; your build advisor reviews and shares a written outcome within a few days. The outcome isn't binding, but most disputes settle here.
- Snagging — the 28-day windowAfter Practical Completion, the customer has a 28-day window split into two halves. They live in the space and build the snag list for the first two weeks; you do all the snag work in one go; they have another 14 days to add anything else they spot before the window closes and the customer signs off.
- The 12-month workmanship warranty12 months from Sign Off, you warrant your workmanship. Defects reported in the window are covered however long the resolution takes. Defects first reported after the window are out of scope.
