What a full home renovation costs in London
We price by rooms in scope, not floor area. Two identical houses, one having two rooms redone and one stripped to brick, are the same number per square metre and nowhere near the same job.

How long does a full home renovation take?
Six to twelve months from first conversation to moving back in. Three to six months of that is on site.

Rooms done together are quicker than one at a time, because each trade visits once rather than returning for every room.
Two things add weeks if started late: a licence to alter if the property is leasehold, and the Party Wall Act if work is near a shared wall.

A recent full home project
Notting Hill, W11. Six floors, forty-six weeks on site.
New windows across three floors, replastering throughout, a new heating system, full rewire, a new kitchen, utility room, primary en suite, bespoke joinery on two floors, a rebuilt fireplace and a new front door.
The first scope came back at a number the project could not carry. We went through it line by line with the client and took out what was not earning its place. The project that went to contract was smaller than the one first drawn, and it was the right project.
