Everything you need to know about working on Beams — from joining to running projects to leaving cleanly.

- How quoting works on BeamsUp to three builders quote each job. Customer chooses. The majority of customers don't pick the lowest. Quotes are due within four working days of the site visit.
- The four standard milestones in operational practiceBreak Ground 20%, First Fix 30%, Practical Completion 20%, Sign Off 30%. Customer can move in at Practical Completion; the 12-month workmanship warranty starts at Sign Off.
- Before you break ground — the four gatesDon't break ground until all four are clear — HIC signed, cooling-off cleared (or waived), Milestone 1 funded, site set-up ready (CDM, RAMS, access).
- Snag dispute — the written processIf you and the customer disagree on a snag, there's a lightweight written process run by email. Submit your view; your build advisor reviews and shares a written outcome within a few days. The outcome isn't binding, but most disputes settle here.
- Penalty points and suspensionPenalty points are separate from quarterly Reputation points. They expire after 6 months. 12 or more active points triggers immediate suspension. Single serious incidents can also trigger suspension on their own.
