How a Beams bathroom renovation works

Start with a free estimate.

From there it's your choice: a planning call to work out your scope, a design call to work through layout and materials (first design call free), or go straight to vetted builders, where up to three quote against your scope so you can compare like for like.

And if you already have quotes from your own builders? Then make use of our free quote comparison tool to measure them up yourself side by side.

How your money and your renovation are protected

Builder owned. Your builder owns delivery on site, from first fix to sign off. They're your point of contact if anything changes once work actually starts.

Money held, not handed over. Your money sits in your Beams Account, not with the builder, and releases in four stages as work is done: break ground, first fix, practical completion, and sign off after snagging. You approve each one, or it releases automatically after seven days if you raise no issues.

Fully insured. £5m public liability and £5m employer's liability - every builder carries both, verified at onboarding and renewal.

12 month warranty. 12 month workmanship warranty, guaranteed from sign-off.

Independently audited. Independently audited, as a B Corp, so how we treat builders and customers is audited continually.

The bathroom fitters who'll do the work

You'll know who is coming to your house before you commit to anything. Our builders are vetted based on a range of factors, including insurance, business registration, CIS and VAT. Their level of craftsmanship is also inspected in person by our team. And they all have consistently strong reviews and verified references.

How long a bathroom renovation takes

A bathroom renovation typically takes three to five weeks on site for a typical renovation, two to three for a straight swap in the same layout, longer if you're changing it.

Bathroom renovations run in sequence because only one trade fits in the room at a time, and waterproofing has to cure before tiling starts, for example.

See our guide to how long a bathroom renovation takes for the stage-by-stage timings.

Bathroom types and styles we design

Family bathroom, shower room, ensuite, cloakroom, wet room, loft bathroom - whatever the room, we design to the constraint that actually matters: joist depth for a wet room, waste runs for a cloakroom, head height for a loft.

And whatever the look - period and traditional, modern minimal, small-space, or considered luxury with natural stone and large-format porcelain - the finish follows the layout, not the other way round.

What makes a London bathroom different

Most London bathrooms sit in a Victorian or Edwardian house or a converted flat, and that shapes the job more than the design does.

In a flat, for example, your lease almost certainly needs your freeholder's consent for anything structural, and that consent has its own lead time. Building regulations always apply; planning permission rarely does for an internal bathroom.

See our full guide to changing a bathroom layout for what's involved, and to what a licence to alter is for the freeholder consent process.
