Whether you’re renovating one room or your whole home, you meet builders who’ve done this kind of project before.
Our network includes:

- General builders experienced in multi-room renovations
- Multi-team companies who can run several sites at once
- Trusted specialist trades who support active builds
Every builder is independent. Every one runs their own projects day to day. But they all work within Beams’ standards.

How we vet every builder
Joining Beams isn’t quick. And it isn’t automatic. Every builder goes through five stages before they can take on a single project.
Initial interview
We start with an in-person meeting. We get to know their experience and standards. We ask about recent projects, and discuss the type of work they want to take on. If it’s not a strong fit, we stop there.
Document checks
We verify:
- Company registration
- References and customer reviews
- Insurance certificates
- CIS and VAT registration (where applicable)
No paperwork. No progress.
Site inspection
We visit a live or recently completed project. We check finishes closely. We look at detail. We assess how the site is run.
If it’s not good enough, they don’t join.
Builder agreement and onboarding
Only after passing every stage does a builder sign our agreement and complete onboarding.
They learn our quoting standards, milestone structure, photo reporting and payment system before they ever meet a homeowner.
Insurance and standards
Every builder must carry up-to-date insurance at all times. We verify this at onboarding and renewal.
Minimum requirements:
- £5m public liability insurance
- £5m employer’s liability insurance
- Contractors’ all-risk insurance for structural or heavy works
- Professional indemnity (if offering design beyond ‘design intent’)
- If documents lapse, they’re paused immediately.

It doesn’t stop at onboarding
Vetting isn’t a one-off check. Every builder enters a progression pathway. This means performance isn’t assumed. It’s earned and monitored. Standards must be maintained to stay active — and to earn access to larger projects.
Level 1: Probationary Builder
Every builder starts here. Their first project is closely reviewed. To pass probation they must:
- Complete on time
- Report zero safety issues
- Achieve a customer rating of at least 8/10
- Submit high-quality photo evidence
General builders must also prove they can run two projects at once without compromising quality or communication.
Only once those standards are met does a builder move forward.

Level 2: Active Builder
After probation, builders begin receiving regular project invitations. To progress further, they must:
- Complete 5+ projects
- Deliver 85%+ milestones on time
- Maintain an 8/10+ average customer rating
- Have no disputes in the last 5 projects
Performance is tracked. Consistently.

Level 3: Trusted Builder
This is the highest standard in our network. Trusted Builders:
- Get greater profile visibility
- Receive early access to premium projects
- Represent the top-performing professionals on the platform
To keep this status, they must continue to hit:
- 85%+ milestones completed on time
- 8/10 customer rating
- Have no disputes in the last 5 projects
Status is maintained through consistent delivery.
