A recent project

Notting Hill, W11. Six floors, forty-six weeks on site.

New windows across three floors, replastering throughout, a new heating system, a full rewire, a new kitchen, a utility room, a primary en suite, bespoke joinery on two floors, a rebuilt fireplace and a new front door.

The part worth telling happened before anyone started building. The first scope came back at a number the project could not carry, so we went through it line by line with the client and took out what was not earning its place. The project that went to contract was smaller than the one first drawn, and it was the right project.

Finished projects across London, from single rooms to whole houses. The detail is easier to judge than to describe.

What counts as a luxury renovation

Nobody in this market really defines the term, which makes it hard to know whether it applies to you.

But in practice, three things separate a luxury renovation from a standard one:

1. The specification: bespoke joinery rather than fitted units, stone rather than laminate, integrated lighting and climate control designed in from the start.

2. The structure: most projects at this level move walls, services and sometimes floors rather than replacing finishes.

3. The consents: period and prime properties carry constraints that ordinary renovations do not.

It's not about property values or postcodes. A well-specified renovation of a four-bedroom house in Chiswick can be a more luxurious renovation than a light refurbishment in Belgravia.

What a luxury renovation costs in London

The honest answer is that it depends almost entirely on scope, and anyone giving you a number before they know yours is guessing.

Almost nobody in this market publishes anything at all. We think that's the wrong way round, so here is what the published data shows. Independent figures put a full London renovation at around £2,500 per square metre, rising to £3,200 to £5,500 in Chelsea, Kensington and Belgravia.

Those are per-square-metre numbers, and they tell you very little until you know your own scope. A single room to a high specification and a whole house stripped back to brick are the same figure per square metre and nowhere near the same project.

So we price by what is actually in scope instead. We specify the job room by room, then up to three vetted builders quote against that same specification. You compare like with like, and the figure you agree is the figure you have agreed. Our renovation cost guide sets out how that works.

The premium at this level is mostly specification rather than labour, which is also the part you control. Why renovating in London costs more covers the rest.

What changes at this level in London

The building work is rarely the hard part. It's everything that has to happen first.

Your freeholder. Much of central London belongs to estates like Cadogan and Grosvenor. If yours does, you need their permission as well as the council's, on its own timetable. Flats usually need a licence to alter before any structural work.

The council. Listed buildings and conservation areas limit what you can change outside, and often inside too.

Your neighbours. Work near a shared wall brings in the Party Wall Act: formal notice, sometimes surveyors on both sides.

Lead times. Stone and bespoke joinery are ordered months ahead. At this level the programme is set by when materials arrive, not how fast anyone works.

None of it is difficult. All of it is slow if you start late.
