Practical completion, sign off, the 28-day snagging window, and the 12-month warranty.
- Leaving a reviewAfter Sign Off, you'll be invited to leave a review of your builder. Reviews are public, labelled "Verified — hired through Beams", and seen by future customers comparing builders.
- Practical completion and sign-off — what they meanPractical Completion is when the space is usable — you can move in. Sign Off is when snags are cleared and the work meets the agreed standard. The 12-month workmanship warranty starts at Sign Off, not Practical Completion.
- Snag dispute — the written processIf you and your builder disagree on a snag, raise it in writing on the platform. Your build advisor reviews the evidence and gives a written view. Lightweight, time-boxed, evidence-led.
- Snagging — the 28-day windowAfter Practical Completion you have a 28-day window. Two weeks to live in the space and build the snag list, then one builder visit to work through everything in one go, then a final two weeks to add anything else. Sign Off and the warranty follow.
- The 12-month workmanship warrantyYour builder warrants their workmanship for 12 months from sign off. The clock runs continuously — once you've reported a defect within the window, the resolution is covered however long it takes.
