Newham housing statistics 2026

House prices, rents, home types and planning rules in Newham, with every figure from an official source.

Newham's housing comes from two very different eras: the Victorian terraces that followed the railway and the docks, and the flats of the last 25 years. 27.6% of its homes predate 1900 and 29.6% date from 2000 or later. The average home cost £388,045 in August 2026, 4.7% less than a year earlier, and 38.5% of households rent privately.

Every figure comes from an official source and is dated, so you can see exactly what you are working with before you plan a home renovation in Newham. The sources are numbered in brackets and listed in full at the end of the page.

When Newham's homes were built

West Ham had 6,485 people in 1801. The railway and the Victoria Dock brought industry and housing, and between 1871 and 1901 over 30,000 houses were built as the population grew by more than 204,000. By 1911 West Ham had 289,030 inhabitants and was seventh in size among English county boroughs [1].

During the Second World War some 14,000 houses, over a quarter of those in the borough, were destroyed. Between 1945 and 1965 the borough council's redevelopment and slum clearance schemes built over 9,500 dwellings [1].

The Valuation Office Agency figures show the Victorian core and the recent building. Of Newham's 134,000 homes, 27.6% were built before 1900, against 20.8% across London, and 29.6% since 2000, against 18.5%. Only 4.9% date from between the wars [2]. Those Victorian terraces are a common starting point for a loft conversion.

How Newham households live

The 2021 Census found 52.7% of Newham households living in a flat, close to London's 54.0%, most of them, 43.6%, in a purpose-built block [3].

31.3% live in a terraced house, against 21.3% for London, and only 10.3% in a semi-detached house [3]. In a terrace, a kitchen renovation is usually about getting more from the same footprint.

Who owns Newham's homes

Only 30.8% of Newham households own their home, 12.7% outright and 18.1% with a mortgage, against 45.2% across London [4].

Private renting is the largest tenure, at 38.5% of households against 30.0% for London, and 28.0% rent from a social landlord, against 23.1% [4].

What a Newham home costs

The average Newham home cost £388,045 in August 2026, 4.7% less than a year earlier [5]. That is about 30% below the London average of £554,430, where prices fell by 2.2%, and about 32% above the England average of £293,525 [6].

Prices peaked at £432,743 in August 2022 and have fallen in three of the four years since, by 3.0% in 2023, 4.2% in 2025 and 4.7% in 2026. In August 2006 the average home here cost £214,808. The biggest rise came in 2014, at 20.3%, and the biggest fall in 2009, at 15.7% [6].

Flats, terraces and the gap between them

A flat or maisonette in Newham averaged £320,546 in August 2026 and a terraced house £461,787, a gap of £141,241. Semi-detached homes averaged £504,340, only £42,553 more than a terrace [5].

Flats fell furthest over the year, by 6.6%, against 2.0% for terraces [5]. Both cost well below the London averages of £427,310 and £648,650 [6].

For a family already in a terrace, a house extension adds room without the cost of moving.

What it costs to rent in Newham

The average private rent in Newham was £1,931 a month in September 2026, up 3.0% on a year earlier [5]. A one-bedroom home averaged £1,631 a month and a home with four or more bedrooms £2,677.

With 38.5% of households renting privately, a dated bathroom is often the first thing a bathroom renovation puts right between tenancies.

Council Tax bands in Newham

Council Tax bands are based on what a home would have sold for on the open market on 1 April 1991 [7]. In Newham, Band C is the largest, with 42.2% of homes against 27.1% for London, and Bands A and B hold 29.7%, against 16.7% [2].

Only 7.5% of Newham homes are in Bands E to H, against 30.7% for London [2].

The rules on your street

Newham has nine conservation areas. Three of them, Durham Road, Romford Road and Woodgrange Road, are covered by Article 4 directions that remove some permitted development rights [8].

In those three areas the council says consent is needed for work including changing windows, doors or roof materials, creating new paved areas, building extensions or dormers, and painting, cladding or rendering external walls [8]. A basement conversion or any work to the front of a house there starts with a check of the address.

Newham Council says it aims to decide minor applications in eight weeks and major applications in 13 weeks [9]. Check your street before anyone starts drawing, then plan a home renovation in Newham with up to three vetted builders quoting against the same plans.
