Lewisham is a Victorian railway suburb with some of London's largest interwar council estates on its southern edge. More than a quarter of its homes were built before 1900, 57.7% of households live in a flat, and the average home costs £486,416, 1.6% less than a year earlier.
Every figure comes from an official source and is dated, so you can see exactly what you are working with before you plan a home renovation in Lewisham. The sources are numbered in brackets and listed in full at the end of the page.
When Lewisham's homes were built
Railways made Lewisham. The line from London Bridge to Greenwich, London's first, opened in 1838, and the Mid Kent Railway reached Lewisham and Catford in 1857 [1]. In 1896 Archibald Cameron Corbett bought 278 acres at North Park Farm and began building houses at Catford and Hither Green [1].
Between the wars the London County Council built on a vast scale. Bellingham, 2,700 cottage-style houses laid out around a hexagonal green, was complete by 1923, and Downham added some 7,000 houses between 1924 and 1938, running on into the borough of Bromley [1]. The borough was heavily bombed in the Second World War, and post-war estates followed, among them the Pepys Estate in Deptford, built by the LCC between 1963 and 1966 [1].
The Valuation Office Agency figures show the Victorian core. Of Lewisham's 134,760 homes, 27.6% were built before 1900, against 20.8% across London, the largest share of any period, and 17.5% between the wars [2]. Those Victorian terraces, with space under the roof, are the natural starting point for a loft conversion.
How Lewisham households live
The 2021 Census found 57.7% of Lewisham households living in a flat, against 54.0% across London. 39.1% live in a purpose-built block and 16.3% in a flat inside a converted house, against 11.1% for London [3].
Terraced houses are home to a further 26.2% of households, against 21.3% for London, and only 16.0% live in a semi-detached or detached house [3]. In a flat inside a converted house, a kitchen renovation is usually about getting more from the same floor area.
Who owns Lewisham's homes
41.9% of Lewisham households own their home, 15.4% outright and 26.5% with a mortgage, against 45.2% across London [4].
Social renting is the largest single tenure, at 29.2% of households against 23.1% for London, and a further 27.2% rent privately [4]. The borough's council housing ranges from the interwar LCC cottages of Bellingham and Downham to post-war blocks such as the Pepys Estate [1].
What a Lewisham home costs
The average Lewisham home cost £486,416 in August 2026, 1.6% less than a year earlier [5]. That is about 12% below the London average of £554,430, where prices fell by 2.2%, and about 66% above the England average of £293,525 [6].
In August 2006 the average home here cost £220,449, against London's £274,815. The biggest jump came between 2013 and 2014, when the average rose from £280,937 to £347,118, and prices peaked at £494,515 in August 2025 before easing this year [6].
Flats, terraces and the gap between them
A flat or maisonette in Lewisham averaged £374,267 in August 2026 and a terraced house £600,670, a gap of £226,403. Semi-detached homes averaged £768,448, although only 13.0% of households live in one [5] [3].
Flats fell 3.1% on a year earlier, while terraces edged up 0.1% [5]. Both cost less than the London averages of £427,310 and £648,650 [6].
That gap is what most Lewisham owners weigh up before they move. For a family already in a terrace, a house extension adds room without paying for the next rung of the ladder.
What it costs to rent in Lewisham
The average private rent in Lewisham was £1,832 a month in September 2026, up 2.1% on a year earlier, below the London rise of 3.5% [5]. A one-bedroom home averaged £1,459 a month and a home with four or more bedrooms £2,719.
With 27.2% of households renting privately, a dated bathroom is often the first thing a bathroom renovation puts right between tenancies.
Council Tax bands in Lewisham
Council Tax bands are based on what a home would have sold for on the open market on 1 April 1991 [7]. In Lewisham, Band C is the largest, with 35.9% of homes against 27.1% for London, and Band B holds 27.3%, more than twice London's 13.0% [2].
34.1% of Lewisham homes are in Bands A and B, against 16.7% for London, and only 1.1% are in Bands G and H, against 7.6% [2].
The rules on your street
Lewisham has 29 conservation areas, from Blackheath and Brockley to Telegraph Hill and Sydenham Hill [8].
The council applies Article 4 directions to some of them. Where one covers a house used as a single home, planning permission is needed for changes to windows, doors and chimneys, alterations to the roof, adding a porch, new gates, walls and fences, laying a hard surface such as a drive, and painting the outside of the house [9]. Digging down is one of the jobs where those rules matter most, so a basement conversion starts with a check of the address.
Lewisham Council says minor applications are decided within 8 weeks and major applications within 13 weeks of being formally accepted, unless a longer period is agreed [10]. With Article 4 directions in parts of the borough, it is worth checking your street before anyone starts drawing, then asking up to three vetted builders to quote for your home renovation in Lewisham against the same plans.
