Forest Hill housing statistics 2026

Forest Hill was named by a developer in the 1790s, grew up around a railway station opened in 1839 and filled in with Victorian and Edwardian houses on both sides of the line. These are the numbers behind that story, from the merchants' houses west of the railway to today's £495,000 typical sale in SE23.

Every figure comes from an official source and is dated, so you know what you are working with before you plan a home renovation in Forest Hill. The sources are numbered in brackets and listed in full at the end of the page.

From a name on a map to a railway suburb

The name Forest Hill was invented by a developer in the 1790s. At first it applied only to what is now the northern three-quarters of Honor Oak Road, where fifteen or so large houses were soon built [1].

The railway changed everything. Dartmouth Arms station opened in 1839 and was renamed Forest Hill in 1845, and the line brought substantial houses for merchants and professional men who wanted country air with an easy journey into London. East of the railway, the area was mainly built up with more modest houses once fares became cheaper late in the 19th century, and the electric tram arrived in 1908 [1].

The Edwardian years added the Christmas Estate around Perry Vale, designed and built by the local developer Ted Christmas. He was a joiner by training, and the decorative external joinery on his houses still marks them out [2].

The Valuation Office Agency counts 14,700 homes across the Honor Oak, Forest Hill West, Forest Hill East and Perry Vale areas. 42.4% of them were built before 1900, about twice London's 20.8% [3].

Another 5.2% date from 1900 to 1918 and 12.6% from the years between the wars, against 22.0% for London. A fifth, 20.5%, went up between 1945 and 1972, and just 7.3% since 2000, well under half London's 18.5% [3]. With that many Victorian houses under pitched roofs, a loft conversion in Forest Hill is the classic way to find another bedroom.

How Forest Hill households live

The 2021 Census counted 13,750 households here. 31.1% live in a purpose-built flat and 23.7% in a flat inside a converted house, more than twice the London share of 11.1% [4].

Houses still account for 42.6% of households: 25.0% in a terrace, 13.3% in a semi-detached house and 4.3% in a detached one [4]. A converted flat is a house that has been divided up, often one flat to a floor, so a kitchen renovation in Forest Hill is usually about getting more from a room that was never designed to be a kitchen.

Who owns Forest Hill's homes

Just over half of households, 52.0%, own their home: 18.6% outright and 33.4% with a mortgage. Across London the figure is 45.2%, and only 24.5% are buying with a mortgage [5].

25.7% rent privately and 21.4% rent from the council or a housing association, both below the London shares of 30.0% and 23.1% [5].

What a Forest Hill home costs

The UK House Price Index and rent figures are only published for the whole borough, so on this page they cover all of Lewisham. The census and VOA figures cover the Honor Oak, Forest Hill West, Forest Hill East and Perry Vale areas, and the local sale prices cover the SE23 postcode district.

The average Lewisham home cost £486,416 in August 2026, 1.6% less than a year earlier [6]. That is about 12% below the London average of £554,430, but about two-thirds above the England average of £293,525 [7].

Lewisham has been cheaper than London every August for twenty years, but it has grown faster. The average was £220,449 in August 2006, against £274,815 for London, so Lewisham prices are now 2.2 times their 2006 level while London's have roughly doubled. The biggest single jump came between 2013 and 2014, from £280,937 to £347,118 [7].

Sales in SE23 run above the Lewisham averages. Between October 2025 and September 2026, Land Registry recorded 351 sales in the district, with a median price of £495,000 [8].

Flats and maisonettes made up 204 of those sales, at a median of £402,500. Terraced houses sold for a median of £759,895 across 100 sales and semi-detached houses for £966,750 across 36 [8]. That is £357,395 between the typical flat and the typical terrace, and £206,855 more again for a semi. For an owner who likes the street, a house extension in Forest Hill adds the room without paying for the next rung of the ladder.

The rules on your street

Lewisham Council lists 29 conservation areas, and two of them are named after places in these areas: Forest Hill, and Perry Vale and the Christmas Estate [10].

The Forest Hill conservation area was first designated in 1976 and extended in 1994 and 2010. At 45 hectares it is the fifth largest in the borough, and it takes in suburban streets mainly built between 1840 and 1900 as well as the gardens of the Horniman Museum [11]. The tea merchant Frederick Horniman, who lived in Forest Hill, gave the museum and its gardens to the public in 1901 [1]. The Perry Vale and Christmas Estate conservation area followed in January 2019 [2].

Both have Article 4 directions, and the one for Perry Vale and the Christmas Estate came into force on 24 April 2020 [2] [11]. Lewisham says an Article 4 direction applies to houses used as a single home, and that external changes visible from public viewpoints then need planning permission, including new windows and doors, roof alterations, porches, paving a front garden and even painting the outside [12]. Houses this carefully detailed reward the same care indoors, which is where interior design in Forest Hill earns its place.

Lewisham Council says it aims to decide most planning applications within the statutory periods, usually eight weeks from the date of validation or 13 weeks for major developments, and that most are decided by planning officers under delegated powers [13].
