Bethnal Green housing statistics 2026
Bethnal Green is a place its councils rebuilt. Its Victorian streets were full by the 1880s, the London County Council's Boundary Street estate opened here in 1900, and after the war the councils put up thousands of flats. These are the numbers behind that story, from the post-war estates to today's £497,500 median sale price in E2.
Every figure comes from an official source and is dated, so you can see exactly what you are working with before you plan a home renovation in Bethnal Green. The sources are numbered in brackets and listed in full at the end of the page.

How Bethnal Green was built
By the 1880s Bethnal Green had run out of room. The old parish had 17,283 houses in 1881 and only 71 more, 17,354, by 1891 [1]. Rebuilding started soon after. The London County Council began its Boundary Street estate in 1893, and when the Prince of Wales opened it in 1900 its 1,069 tenements housed 5,524 people [1].
The bigger change came after the Second World War. By 1974 the London County Council and the Greater London Council had built 3,260 homes in Bethnal Green since 1945, housing nearly 14,000 people. Council ownership grew from nearly a third of all housing in the mid 1950s to more than three quarters by the late 1970s [2].
That rebuilding still shows in today's figures. The Valuation Office Agency counts 18,190 homes across the six census areas that make up Bethnal Green: Bethnal Green North East, North West, East, Central and South, and Columbia Road. Of those, 33.0% were built between 1945 and 1972, nearly twice London's 16.8% [3].
Only 18.6% of homes date from before 1900, below London's 20.8%, and just 9.2% from between the wars, against 22.0% for London. Since 2000 another 18.9% have gone up, close to London's 18.5% [3]. For the older streets of Victorian terraces with pitched roofs, a loft conversion in Bethnal Green is the usual way to find another room.

How Bethnal Green households live
The 2021 Census counted 15,926 households in Bethnal Green, and 77.6% of them lived in a purpose-built flat, almost twice the London share of 40.3% [4]. Add flats in converted houses and other flats, and 87.2% of households live in a flat, against 54.0% across London.
Just 9.7% of households live in a terraced house, and only 3.0% in a semi-detached or detached one [4]. With nearly nine in ten households in a flat, most renovation here happens inside the front door, and a kitchen renovation in Bethnal Green is often about making a compact post-war layout work harder.

Who owns Bethnal Green's homes
Only 22.0% of Bethnal Green households own their home, 8.2% outright and 13.8% with a mortgage. Across London the figure is 45.2% [5].
Social renting is the largest tenure, at 42.9% of households against 23.1% for London, which is the legacy of the council estates described above. Another 33.1% rent privately, a little above London's 30.0% [5].

What a home costs in Bethnal Green
Official price and rent indexes are not published for neighbourhoods, so the UK House Price Index and rent figures on this page cover the whole of Tower Hamlets. The census and Valuation Office figures cover the six Bethnal Green census areas named above, and the local sale prices cover the E2 postcode district.
The average Tower Hamlets home cost £447,950 in August 2026, 13.3% less than a year earlier [6]. That is a much sharper fall than London's 2.2%. It leaves the borough about 19% below the London average of £554,430, though still about half as much again as the England average of £293,525 [7].
Over twenty years Tower Hamlets has crossed the London line several times. In August 2006 its average was £269,271, just under London's £274,815. It passed London in 2007 and was above it again in 2008, 2010 and 2021, but it has been below London every August since 2022. Today's average is well short of the £555,759 it reached in August 2021 [7].

Sale prices in E2
Land Registry recorded 295 sales in the E2 postcode district between October 2025 and September 2026, at a median price of £497,500 [8]. Flats and maisonettes made up 266 of them, at a median of £465,250. Only 28 were terraced houses, and they sold for a median of £865,000, a gap of £399,750.
The borough figures show the same pattern. A Tower Hamlets flat or maisonette averaged £429,851 in August 2026 and a terraced house £696,816, a gap of £266,965 [6]. First-time buyers paid an average of £430,635, while owners moving home paid £510,008.
With so few houses changing hands in E2, the step from a flat to a house is a big one. For a family already in a terrace, a house extension in Bethnal Green adds room without paying for that gap.

What it costs to rent
The average private rent across Tower Hamlets was £2,462 a month in September 2026, up 3.8% on a year earlier, even as prices fell [6]. A one-bedroom home averaged £1,998 a month, a two-bedroom home £2,427 and a home with four or more bedrooms £3,390.
A third of Bethnal Green households rent privately, so landlords here have every reason to keep their flats in good order, and a dated bathroom is often the first thing a bathroom renovation in Bethnal Green puts right between tenancies.

Where Bethnal Green homes sit for Council Tax
Most Bethnal Green homes sit in the lower middle bands. The Valuation Office Agency puts 46.3% in Band C and 26.2% in Band B, 72.5% between them, against 40.1% for London [3].
Only 1.6% of homes are in Bands F to H, compared with 15.4% across London, and Band D, which covers 25.5% of London homes, covers just 13.2% here [3].

The rules on your street
Tower Hamlets has 58 conservation areas, and the council says the land, buildings and trees in them have special protection in the planning system. They include Bethnal Green Gardens, Old Bethnal Green Road and the Boundary Estate [9].
The council lists two Article 4 directions. One removes the right to turn a home into a small house in multiple occupation without planning permission, and the other covers changing commercial premises to homes in certain parts of the borough [10]. Both deal with changes of use rather than building work.
When you do apply, Tower Hamlets says it will usually give a decision within eight weeks. Large or complex applications have 13 weeks, or 16 if they need an Environmental Impact Assessment, and applications that draw a lot of local comment go to a committee [11].
