If you feel unsafe

Contact your local law enforcement first. Then tell us. UK regulatory backstops are listed at the bottom of this article.

If something on your project makes you feel unsafe — physically, in your home, or around the people working on it — your first call is to local law enforcement. After that, tell us.

Local law enforcement first

In the UK:

  • Emergency: 999.
  • Non-emergency: 101.

Don't delay calling because you're trying to work out who else to involve. Make the call first. Tell us straight after.

Then tell us

A short message to your build advisor, your planner, or via the contact form. Include what happened, when, and any incident reference if you've already spoken to the police. We'll act on it within Beams immediately — and depending on the situation, we may suspend the builder pending investigation.

We can also support practical things: changing locks if you've lost confidence, coordinating with police if they need our records, or pausing the build if it's safer to do so.

UK regulatory backstops

For the broader landscape of who you can turn to in different situations:

  • Citizens Advice — for general consumer rights advice. 0800 144 8848.
  • Trading Standards — for issues with how a tradesperson has done business. Reach via Citizens Advice.
  • Action Fraud — if you suspect a scam, fraud, or financial crime. 0300 123 2040 or actionfraud.police.uk.
  • Gas Safe Register — for issues with gas work. gassaferegister.co.uk.
  • NAPIT or NICEIC — for issues with electrical work; whichever your electrician is registered with.
  • The Financial Ombudsman Service — for finance-related disputes (including renovation loans).
  • HM Courts & Tribunals (Money Claim Online) — for low-value disputes you want to escalate to a small claim.

These are independent backstops. We support you accessing whichever applies; using them doesn't preclude us also acting on the situation.

What this means for you

Your safety comes first. Don't talk yourself out of calling the police because the situation feels minor; let them decide. Tell us straight after.
