How to prepare for break ground

Break ground is the moment your renovation moves from planning to action. A little preparation now helps your builder start smoothly and keeps your project on schedule.

1. Confirm your start date

Your target break ground date sits in your dashboard and in your signed home improvement contract.

Make sure your construction payment is completed at least two weeks before this date.

If anything changes — designs, materials, access — let your builder know straight away so they can adjust plans without delays.

2. Notify neighbours and building management

Let your neighbours — and your building manager if you have one — know about your renovation at least five days before work begins.

If you live in a flat, double-check delivery hours, parking rules, lift access and waste arrangements.

It’s also worth asking if your neighbours have any needs you should pass on to your builder. Things like quiet hours, shared access, or pram storage can be planned for if raised early.

A quick, friendly heads-up keeps relations smooth and avoids surprises on day one.

3. Confirm site access

Agree how the team will get in and out — keys, lockbox, or entry code.

Clear hallways, driveways and communal routes so materials can be moved safely and without fuss.

4. Set up your staging area

Builders usually need a clear 10’ x 10’ corner for tools and materials. Choose where this will be, and where deliveries should go. If space is tight, your builder can plan staggered deliveries.

5. Prepare your space

Your builder will share a protection plan before work begins. Help things along by moving out furniture, artwork, valuables and anything fragile. If the work affects your kitchen or bathroom, plan a simple temporary setup for the early days.

6. Agree how you’ll communicate

Decide how you’ll stay in touch — WhatsApp, calls, or short site chats.

Set expectations: daily notes, weekly summaries or something in between.

Clear, quick communication keeps everything predictable.

7. Review your milestones

In your dashboard you’ll see the four construction milestones:

Break Ground, First Fix, Practical Completion, Sign Off.

You’ll get a notification at each stage. Approve promptly to keep payments flowing and the project on track.

8. Final practical checks

  • Pets: Arrange care if noise or dust will be stressful.
  • Utilities: Point out the main water stopcock and fuse board.
  • Vehicles: Move any cars that could block access.
  • Holidays: If you’ll be away, agree how decisions will be handled.

Good preparation builds confidence on both sides. When break ground arrives, you’ll be ready for a smooth and organised start to your renovation.
