What is Beams project management support, and do you need it?

Renovations go wrong in predictable ways. Decisions get delayed. Builders and designers talk past each other. Milestones slip, and nobody notices until it's too late.

Our project management support is designed to prevent that.


What it actually is

When you add project management support to your Beams project, you get a dedicated Build Advisor who stays across your renovation from design through to handover.

They're not on site every day, your builder runs the site, as they should, but they're actively tracking progress, keeping everyone coordinated, and stepping in when things need sorting.

In practice, that means:

  • Weekly meetings with your builder, with notes and a follow-up
  • Site visits at key milestones to verify work before the next stage begins
  • A single point of contact who knows your project and can give you a straight answer
  • Documentation handled: risk register, programme of works, variation log, end of project handover pack

What's covered at each stage

Before work starts

Before the first day on site, your Build Advisor helps get everything properly set up. That means reviewing drawings, finalising the scope of works with your builder, and building a project timeline and risk register.

They'll also check your builder's risk assessments and method statements, and check any pre-construction requirements (planning permissions, structural reports, health and safety sign-offs) so nothing is missing when work begins.

During the build

This is where the ongoing coordination happens. Your Build Advisor runs a weekly meeting with you and your builder, sends a progress report within two days, and visits site at key milestones to verify work before the next stage is approved and payment released.

They track the risk log, manage the variation process (so any changes to scope or cost are agreed in writing before work starts), and liaise with building control officers as needed. If an issue comes up, they work through it with you and your builder.

Snagging and handover

At the end of the project, your Build Advisor runs a structured snagging process: defects are logged with photos and notes, assigned to your builder, and signed off once resolved.

You receive a full handover pack, warranties, operation and maintenance documents, and a handover checklist. We also check in at 30 and 90 days after completion.


Why it matters

Most renovation problems aren't caused by bad builders. They're caused by unclear scope, slow decisions, and nobody keeping track of the plan. A Build Advisor fixes the coordination layer, so your builder can get on with building.

If something does go wrong, there's a clear escalation path. We work through it with you and the builder first. If that doesn't resolve it, our Operations Director steps in.


Who it's for

It suits customers who want more visibility and less stress, particularly on larger or more complex projects where there are multiple contractors, a detailed design, or a tight timeline.

If you're comfortable managing the process yourself and have the time to do it, you might not need it. We'll always tell you honestly whether we think it's worth it for your project.
